Maybe, or maybe not…the fact is that unless you have an agent that represents ONLY your best interest in a transaction and never the sellers, more than likely you will end up paying more for a property than you need to with terms that may not be the best.
Our office will represent only you the home buyer in a transaction, never the seller. That is our specialty.
Here are the facts:
Florida has diluted real estate agent accountability and reduced “agency disclosures” in order to make it easier on agents to do business…the consumer is usually the last one to know when their agent is not on their side, so please keep reading.
Transaction Broker: is a “middle man” real estate practitioner. There are no “fiduciary duties”… NO loyalty, NO confidentiality, NO full disclosure. Transaction Brokers must remain neutral, as they do not advise, or advocate for either the buyer or seller. (99.9% of the realtors in Florida practice this choice of “not” working for either side, although they may claim that the “represent both parties”).
Sellers Agent: works ONLY in the best interest of the seller. They work to sell the property at the highest price and most favorable terms only for the seller…when you call on a sign, go to an open house or call the listing agent, you are speaking with the sellers agent whose loyalty is ONLY for the seller, not you the home buyer.
Buyer’s Agent in a regular/traditional office: (that also lists properties for sale.) May occasionally represent a buyer, may also represent a seller and may switch to being a Transaction Broker…all in the same day while they are showing you properties.
- NEVER represents sellers, only buyers.
