Buying a Home? You need a home inspection!
Home inspections are a necessity regardless of what age of a home you buy. A good home inspection will reveal deficiencies…even on a brand new home. It is important to hire a good inspector that is licensed and insured.
At a minimum you should receive a comprehensive inspection report which is a general overview of the components of the home; electrical, roof, plumbing, air conditioner, pool, appliances and more.
There are additional inspections that a home buyer can do, which depends upon the type of property, the size and the amenities of the property that is being purchased. We will help with recommendations, but the decision is always yours.
The cost of Home Inspections will vary with the size and type of inspections. A basic home inspection will cost between $400-600 for a typical home. There will also be a Wood Destroying Organism (WDO) report, commonly called a termite report, which includes rotten wood, termites, powder post beetles and ants. Cost approximately $100-200.
Septic system certification ($300-400) to evaluate the integrity of the homes septic system may also be recommended, along with additional inspections.
Extra Home Inspections by licensed contractors for multiple A/C units, structure, elevators, landscape lights, gas lamps, lutron system, Koi Pond or a roofing contractor to walk a high or steep roof, that is beyond the scope of a general inspection.
