Home Choices: There are many excellent choices in Central Florida new construction from Condominiums and Town Homes to Single Family Homes. There are tract builders, semi-custom or full custom Estate homes with so many options available that it can be overwhelming to a home buyer. We are experienced at helping home buyers sort out their best new home choices, depending upon the home buyers lifestyle and needs.
Home lots and locations: There are many different cities outside and around Metro Orlando to buy in, and even more lots to choose from with various price premiums that range from “prime choices” to “poor locations” and sometimes the price does not accurately reflect the value. We know which lots will make a better resale.
Home upgrades and options: These are “extra’s” that may be included in the base price or could be an additional cost. Some are prudent “add on’s” that could be a good investment , while other options are a waste of money. We can help you make smart home buying decisions.
Builder Contracts: Not only are the Central Florida builder contracts one sided for the benefit of the builder only, but some contracts are 90 pages long with small print that may be contrary to what you think that you are agreeing to. We always read all the pages of the builder contract and addendum.
Builders Sales Representatives: Yes, they are really nice and friendly because their job is to make you happy enough to buy. However, they work for the builder/seller, not you, the home buyer …so if making a good home buying investment is important to you, you really need to bring us on you first visit. In most cases, we are able to negotiate more favorable terms and concessions which vary with the flexibility of that builder and what property you wish to buy.
Who pays our Commission? All home builders will pay our commission, but we need to introduce you to the New Home Community, so please do not go there without us…. CALL US FIRST!!
Two biggest new construction Misconceptions:
- If a buyer goes without an agent, the builder will credit the buyer the commission: Absolutely wrong: the base price always stays the same and you will probably pay more then you need to because you will not know what is negotiable.
- What you see is what you mostly get. Wrong again: What you see may or may not be anything like what you get. If you do not know what to watch for, you will probably not get it. We have insider knowledge that we always share with you.
